  • How much do our services cost?


  • The are no costs incurred by you as a "home buyer" to work with us. We are compensated 100% from the home seller.

    When selling your home with us, there is a commision involved. This commission is determined by the final sale price of your home.

  • How do I look at homes?


  • To begin looking at homes on-line, simply utilize out home search tool. This will show you every home for sale in your price range and area(s) of interest.

    To view homes in person, contact us. Tell us which homes you want to see and when. We will line up the showings and meet you at those properties.

  • How does the home search tool work?
  • Our state of the art home search tool is simple. Enter your specific criteria (ie, areas, price range, # of bedrooms and baths etc...) and you will receive immediate results online.

    These results will also be sent to your email so you can save, revise and delete any listings.

    Whenever a home goes up for sale that meets your specific criteria, you will be automatically notified via email. You don't have to search daily or weekly for new homes...our system does this for you.

    This is truly the best way to start your home search.

  • Does your home search contain every house on the market?

  • Our home search tool will show you EVERY home currently for sale. This excludes homes that are "for sale by owner".

  • How much notice do I need to give to look at homes?

  • We prefer a 48 hour notice to make the proper arrangements to show a home. This enables us to contact the sellers agent to schedule the showing.

  • When are we available to show you homes?

  • We are available to show you any homes:
    Monday-Friday 9a-9p
    Saturday 9a-6p

  • How quickly can you close on a house?

  • A typical closing period is 30-60 days...rarely over 90. However, closings can be as quick as 15 days or as long as the seller and you agree upon.

  • Do I need to be pre-approved?

  • You do not need to be pre-approved to look at homes however, we encourage you to get pre-approved as soon as possible. This way you will know exactly how much you can afford and we can focus on homes in the right price range.

    You WILL need to be pre-approved before submitting an offer on a property.

  • How do I get pre-approved?

  • Contact us and we will recommend 2-3 companies that we work with on a regular basis and we trust 100%.

  • Should I buy or sell first?

  • Buying before selling:

    Pros:
    1. You can search for homes as long as you like until you find the "perfect" home.

    Cons:
    1. You don't know exactly how much you're current home will sell for.

    2. You don't know exactly when your current home will sell. You could end up in a situation where you are paying for two homes until your current one sells.

    Selling before buying:

    Pros:
    1. You have the peace of mind that your current home sold and you won't have to worry about paying for two homes at once.

    2. You know exactly how much your home sold for.

    Cons:
    1. You may be in a bit of a time crunch to find your next home.

  • Do we handle new construction?

  • Yes. Showing a new construction home is similar to showing an existing home. One difference is, many times we will view the model home or a home that is not 100% complete. Contact us prior to viewing any new construction homes in person to ensure proper representation.
